City Council Chambers Language taken from City's public notice and agenda for this item At its July 6, 2004 meeting, the Culver City Redevelopment Agency (the 'Agency') will be asked to consider taking action on an agenda item entitled: "Authorization to Negotiate an Exclusive Negotiation Agreement with The Olson Company for the proposed redevelopment of four sites ('Sites') located in the Washington Boulevard/Centinela Avenue Area". The four Sites include the properties at the northwest corner and northeast corner of Washington Blvd./Centinela Avenue (at 12403-12427 Washington Blvd. and 4061-4063 Centinela Ave., and at 12337-12343 Washington Blvd.), the shopping center at 4030 S. Centinela Avenue, and 4025 and 4071 Grand View Boulevard. On November 19, 2003, the Agency authorized the issuance of a Request For Proposals ('RFP') to solicit development proposals from qualified developers and from the existing business and property owners on the Sites. The Agency received five (5) proposals in response to the Agency's RFP.
The RFP was issued to all existing property owners and business owners on the four sites, which include the property owners of the two mobile home parks on Grand View Boulevard, and to 31 developers that specialize in retail/commercial, mixed-use commercial/residential, and residential developments. [T]he [City Council] Ad Hoc Committee and staff are recommending the selection of The Olson Company and are requesting Agency authorization to begin negotiating the terms of an Exclusive Negotiation Agreement with The Olson Company for the following reasons:
It is the Ad Hoc Committee's and staff's belief that the recommendation to begin negotiating an ENA with The Olson Company may result in the most viable project with the greatest benefit to the community. If the Agency authorizes staff to begin negotiating an ENA with The Olson Company, that will be the first step in the process of formulating a proposed development plan and framing a development agreement. The proposed action, if approved by the Agency [on July 6th], is not a decision by the Agency to acquire any properties or to require the displacement of any owners or tenants. If the Agency authorizes staff to negotiate an ENA with The Olson Company, staff plans to schedule meetings with the residents and neighborhood associations to introduce The Olson Company and to obtain community feedback on the proposed conceptual plans. In addition, staff plans to have Overland Pacific & Cutler, Inc., the Agency's relocation consultant, begin interviewing the residential tenants and mobile home park residents on the Sites to find out their interests and housing needs and to provide information to assist those individuals with understanding the redevelopment process and the protections and law and the Agency's policies for residents within a Project Area.
Culver City High School
The Exchange Club of Culver City and the City of Culver City present their 39th Annual Fourth of July Fireworks Show this Sunday at Culver City High School. You and your friends and family will love the feeling of watching the sky light up while you're stretched out on our high school playing field. You'll feel the breeze of small-town America which is so hard to find in the midst of the big city. There's a suggested donation of $2 per person to enter the field area. Parking in the school complex parking lot is $4. Food and snacks are available. All proceeds go to support the good works of the Exchange Club, an active local service organization which raises funds to benefit children's charities.
Culver City Parks, Recreation and Community Services staff has compiled cost estimates for possible improvements to Culver West Park. The list of possible projects was drawn from public feedback to a Parks Department survey and from community meetings held two months ago, as well as through consultation with the Police Department and other city staff. The work will be paid for by county Proposition A grant funding which the city was awarded for the purpose of improving Culver West Park. In response to invitations in previous CWNA Updates, a number of neighbors have made themselves available to discuss and lobby for improvements to Culver West Park. Community involvement in the design process will help this project be as successful as is possible. Another avenue we can explore is the creation of a charitable non-profit specifically dedicated to helping raise funds for improvements to Culver West Park. A non-profit would provide a vehicle to capture additional grant funding and/or corporate donations. MOMS Club (Moms Offering Moms Support) is a non-profit support group for mothers - and fathers - who are home with their children during the day, including those who have home-based businesses and those working part-time. It provides a great opportunity to meet other stay-at-home moms and dads and find a playgroup for your children. Our area's MOMS Club network has grown so much that there are now three local chapters. The Marina & Mar Vista Chapter serves the Culver West area. There are two other groups which take in the rest of Culver City. If you're interested in joining or in finding out more, or if you've got a friend who might be interested, contact Corrine via email.
